August Market Brief – NWMAR Highlights

In August 2025, Bartow and Gordon counties showed mixed results. Bartow reported stronger sales compared to last year with steady price growth, while Gordon saw fewer transactions and some price softening. Both markets, however, continue to offer buyers more inventory than a year ago.

  • Bartow County:
    In August 2025, Bartow County saw 125 single-family home sales—up 12.6% from last year but down slightly from July. The median sales price held at $340,000, showing steady growth year-over-year. Active listings rose to 483 homes, giving buyers more options, while new listings dipped to 192. With a 4.1 months’ supply, the market is more balanced than last year, even as activity cooled a bit month-to-month.
  • Gordon County:

    In August 2025, Gordon County recorded 45 single-family home sales, down from last year but slightly higher than July. The median sales price was $285,000, reflecting small declines both year-over-year and month-to-month. Inventory continues to expand, with 215 active listings—up nearly 50% from last year—and 80 new listings added in August. With a 5.4 months’ supply of homes, the market is offering buyers more choices than a year ago.
